TANEY COUNTY PLANNING COMMISSION
PUBLIC HEARING & REGULAR MEETING
MONDAY April 11, 2022, 6:00 P.M.
COUNTY COMMISSION HEARING ROOM
TANEY COUNTY COURT HOUSE

The Taney County Planning Commission held a meeting on Monday, April 11, 2022 located at
Taney County Courthouse in the County Commission Hearing room; 132 David Street, Forsyth,
Missouri. Chairman Howard Kitchen called the meeting to order at 6:00 p.m.

Mr. Starrett established a quorum, read a statement outlining the procedures for the meeting and
presented the exhibits.

Also present was Planning and Zoning Administrator, Scott Starrett and Zoning Coordinator,
Presley Cozort.

Review and Action
Mr. Cramer noted that the vote under #22-011CUP in the last month meeting minutes needed
corrected. Mr. Haes moved to approve the March 14, 2022 Regular Meeting Minutes with
corrections. Mr. Hoenes seconded the motion. The motion passed by vote: 8 (aye), 0 (nay) and 1
(absent).
Public Hearing & Final Vote
#22-005 Rezone: Applicant Denise Trawick was present. No one was present to speak for or
against the application. Mr. Cramer moved to recommend the approval of #22-005 Rezone for an
amendment to the Taney County Zoning Maps by Denise Trawick and Jason Hyde for the
parcel(s) 08-8.0-28-000-000-093.000 and 08-8.0-28-000-000-093.001, located at 1913 and 1947
Lake Shore Dr, Branson, Missouri to be rezoned from R-1 Zoning District to C-2 Zoning District
in the form of a Resolution sent to the Taney County Commission. Mr. Stewart seconded the
motion. The motion passed by vote: 8 (aye), 0 (nay) and 1 (absent). Howard Kitchen (aye), Dave
Stewart (aye), Devin Huff (aye), Randy Haes (aye), Randy Fogle (aye), Roger Hoenes (aye),
George Cramer (aye), Doug Faubion (aye) and Thomas Holman (absent).

#22-006 Rezone: Representative George Cramer was present. No one was present to speak for or
against the application. Mr. Huff moved to recommend the approval of #22-006 Rezone for an
amendment to the Taney County Zoning Maps by American Painting Inc, for the parcel(s) 17-
1.0-12-002-001-005.000, located at 125 Mandolin Dr, Kirbyville, Missouri to be rezoned from
R-1 Zoning District to C-2 Zoning District in the form of a Resolution sent to the Taney County
Commission. Mr. Haes seconded the motion. The motion passed by vote: 7 (aye), 0 (nay), 1
(abstain) and 1 (absent). Howard Kitchen (aye), Dave Stewart (aye), Devin Huff (aye), Randy
Haes (aye), Randy Fogle (aye), Roger Hoenes (aye), George Cramer (abstain), Doug Faubion
(aye) and Thomas Holman (absent).

#22-007 Rezone: Applicant Bryan Rich was present for Unique Properties of the Ozarks LLC.
No one was present to speak for or against the application. Mr. Stewart moved to recommend the
approval of application #22-007 Rezone for an amendment to the Taney County Zoning Maps by
Unique Properties of the Ozarks, LLC for the parcel(s) 08-8.0-28-000-000-111.001, located at
2076 Lake Shore Dr, Branson, Missouri to be rezoned from R-1 Zoning District to NR-1 Zoning
District in the form of a resolution sent to the Taney County Commission. Mr. Faubion seconded
the motion. The motion passed by vote: 8 (aye), 0 (nay) and 1 (absent). Howard Kitchen (aye),
Dave Stewart (aye), Devin Huff (aye), Randy Haes (aye), Randy Fogle (aye), Roger Hoenes
(aye), George Cramer (aye), Doug Faubion (aye) and Thomas Holman (absent).

#22-008 Rezone: POSTPONED

#22-015 CUP: Applicant Neil Brueggemann was present. No one was present to speak for or
against the application. Mr. Haes moved to approve the application as presented. Mr. Cramer
seconded the motion. The motion passed by vote: 8 (aye), 0 (nay) and 1 (absent).

#22-016 CUP: Applicant Louis Chapman was present. Jim Pulley was present to speak for the
application. Mr. Hoenes moved to approve the application as presented. Mr. Haes seconded the
motion. The motion passed by vote: 8 (aye), 0 (nay) and 1 (absent).
Old and New Business
-Review on proposed Taney County Zoning Regulation Amendments

The Planning Commission gave the Planning Administrator direction to move the Amendments
to the May 10, 2022 Public Hearing Meeting.

Adjournment
Mr. Huff moved to adjourn the meeting at 7:21 p.m. Mr. Cramer seconded the motion. The
motion passed by vote: 8 (aye), 0 (nay) and 1 (absent).
