Public hearing for Bee Creek Storage located at 772 Bee Creek Road in the Branson Township Sec. 21 Twp.
23 Rng. 21.

The applicant, John Padgett requests approval to construct mini storage buildings for the use of residential
storage.

History: Approved for Concept March 2010.

General Description: The subject property contains 2 acres. A single family home and outbuildings currently
exist on the property. The adjoining properties to the request consist of residential.

Review: The proposed site will consist of, Phase One, building housing 10 storage units and Phase Two
which will consist of 2 buildings, one with 20, 10 x 10 storage units and one building with 8- 5 x 10 storage
units total project will be 3 buildings with a total of 38 storage units. The project scored a -47 out of a
possible 73 points. Items of concern included, off site nuisances, use compatibility, buffering system,
residential privacy, building bulk and scale.

Summary: If the Taney County Planning Commission approves this request, the following requirements shall
apply, unless revised by the Planning Commission:

1. Compliance with the provisions of the Taney County Development Guidance Code that include
plans for the following:

a. Sediment and erosion control (Appendix B Sec. VI Item 2)
b. Stormwater management (Appendix B Item 3)
c. Land grading permit (Appendix B)
d. Delineation of the 100 year floodplain (Taney County Floodplain Management Ordinance
60.3b Sec. A)
e. Utility easements and building line setbacks (Table 12)
f. Foliage screening or fencing for commercial area that adjoins residential tracts (Appendix
C)
g. Improvements with scale of buildings, streets, onsite parking and utilities (Table 6)

2. Compliance letters from the Fire, Sewer and Water Districts (Chapter VI-VII).

3. No outside storage of equipment or solid waste materials.

4. Division II Permits will be reqUired for all applicable structures in the development (Chapter 3 Sec.
I Item B).

5. The Decision of Record shall be filed with the Taney County Recorder's Office within 120 days or
the approval shall expire (Chapter II Item 6).

MINUTES
TANEY COUNTY PLANNING COMMISSION
PUBLIC HEARING
MONDAY, MARCH 8, 2010, 7:00 P.M.
COUNTY COMMISSION HEARING ROOM
TANEY COUNTY COURTHOUSE

Call to Order;
Chairman Sarah Klinefelter called the meeting to order at 7;00 p.m. A
quorum was not established as there were only three members present. They
were; Sarah Klinefelter, Randall Cummings, and Mark Blackwell. Staff present:
Eddie Coxie and Bonita Kissee.

Mrs. Klinefelter stated that since there was not a quorum the Planning
Commission cannot convene. Mr. Coxie informed the public that this meeting will
be moved to next Monday before the regular meeting agenda.

All project representatives were present and representatives from the
Natural Gas Pipeline. The code book discussion will also be held at the next
meeting according to Mr. Coxie.

The meeting adjourned at 7:05 p.m.
